With the current property market in 2025, we’re seeing many of our clients spend up to 12 months making multiple offers on established homes, only to walk away empty-handed. We understand how exhausting it can be: hours spent scrolling realestate.com.au, weekends lost to home opens, and the frustration of missing out, or being outbid by as much as $100,000.

The build vs. buy decision is not always an easy one. The right house, the wrong location. The right location, house too small. Out of budget, or requires a significant amount of renovation costs which we know is never a fixed price. Fortunately, our team has plentiful experience helping our customers understand the right option for them.

Focusing on your priorities helps bring clarity to what’s truly best for you. For example, if you’re a growing family, you might want the children’s bedrooms positioned away from the front of the home (a request we hear often). Or, if you’re passionate about cooking, a chef’s kitchen with a functional scullery might be at the top of your list. Building allows you to design a home that perfectly matches your lifestyle, and in some cases at a price similar to buying established depending on the area (as of August 2025).

Farmhouse, Hamptons, Contemporary or Coastal? It’s far easier, and often more cost-effective, to put your stamp on a new home than it is to modify an existing one. Rather than having to erase someone else’s style, you can factor in those special style touches from the moment you sit down with your designer.

Newly-built homes are typically more energy and water efficient than older ones and that can mean big savings on your utility bills. With a new home, the higher-than-average ratings for everything from taps and showers, to lighting and glazing, can bring welcome insurance against escalating power and water bills.

When you factor in fees such as stamp duty, there are some real savings to be made if you build rather than buy established.

So Close to PCI.. Would build with dales again! – I am really happy so far with my client liaison and site supervisor. We are so very close to PCI and noting all of the issues with construction industry as a whole there has been steady progress without compromise on build quality. Dale Alcock has high quality standard inclusions and I have found other friends and family did not have the same experience I have had building.

My client liaison has always tended to my questions, communicated with my site supervisor to get messages through and all concerns have been dealt with in a professional and quick manner.
