The home demolition process

We allow 6-8 weeks, from when the application is submitted to the demolition contractor, for the demolition to be complete. We’ve put together a handy timeline with key milestones along the demolition process.

Stage 1

✔ Our team will lodge the application to the demolition contractor.

✔ Atco Disconnection Form signed and final account settled with Alinta.

✔ Synergy Disconnection Form signed and final account settled.

✔ Relevant Shire’s Demolition Permit Application (BA5) signed.

✔ House vacated – it’s getting real now!

Stage 2

✔ Rat baiting – carried out by demolition  contractor. Approximately 2–3 weeks.

✔ Synergy and Atco disconnections – carried out by demolition contractor.

✔ Our team apply for the demolition permit.      Approximately 2 weeks

✔  Finance Approval.

Final Stage

✔ House demolished – let the transformation begin!

Demolish and Build FAQS

The standard demolition cost ranges between $15,000 to $18,000 depending on your demolition requirements and items you want salvaged.

It’s quite quick! Once the house is vacant, the process will take approximately 6–8 weeks. The demolition itself only takes a couple of days. Your Dale Alcock Homes Pre-Construction Coordinator will monitor the demolition process and be your point of contact throughout this stage.

You should start planning the termination of tenant occupancy or your move out date and rental accommodation approximately 1-2 months prior to the commencement of demolition. This is also a good time to chat to your neighbours to make them aware of your demoing intensions and give them a broad outline of your building program.

You will need to vacate the home about 4-5 weeks before the actual demolition of the house – by end of stage 1 in the demolition process.

The disconnection of services and abolishment of meters is arranged by the demolition contractor; however, you will need to notify Synergy (131 353) and Atco Gas (131 356) by phone approximately 7 days’ prior to vacating the home so the final meter reading can be done.

You may wish to retain some items such as trees, bores, pools and retaining walls. This can be easily done, just let us know early on what needs to stay so we can plan access routes and address any potential construction restraints.

Items such as cooktops, ovens, hot water units, air conditioners, cupboards, bathroom fixtures and fittings, lights, tapware and floorboards, etc. can all be salvaged – you can remove these items yourself or our demolition contractor can remove them for you at a cost. Some structural items cannot be salvaged though, so it’s best to discuss what items you want to keep before we start the demolition process.

If there is no existing power dome, we will arrange the ordering and installation of the dome once the site has been pegged by the surveyor. The demolition contract will identify the sewer junction with a marker when they disconnect the old service.

Overhead power will also be disconnected by the Demolition Contractor (if applicable).

It will all depend on the Residential Planning Codes (R-Codes) of the area, and specifically your block. As R-Code specialists, we can consult with local councils and planning consultants on your behalf to work out what’s possible on your site and whether it will be impacted by future zoning changes. Our expert Development Consultants can tell you what your R-Code is and then what that means for you.
