To meet the demand for inner city living around Perth, many residential zonings and local authority town planning schemes have been changing. Developers can now build high-density developments in many Perth suburbs where previously only units, villas or townhouses were permitted.

Traditionally, Australians have favoured a large home on a big block of land, over an apartment. However, demand for smaller living spaces in inner city locations is growing. The Australian Bureau of Statistics (ABS) predicts an increase in the number of single person households by 1.7 million over the next 20 years, and expects that couples without children are set to outnumber traditional families by 2031. This means that not only will more houses be required, but there’s likely to be an increase in demand for smaller sized homes.

When you choose to build apartments, the land value remains constant, but the potential return from selling or renting the apartments may be much greater.

Perth Residential Design Codes

Before embarking on a development, one of the first steps is to check the Residential Design Codes (R-Codes) of the area, as they differ from council to council. As R-Code specialists, we can consult with local councils and planning consultants on your behalf to work out what’s possible on your site and whether it will be impacted by future zoning changes.

This table shows a few examples of zoning and how many apartments you may be able to construct on a given piece of land. As a general guide, a 1400sqm block zoned R40 would potentially support six single story units. The same block taking advantage of Class 2 building methods would potentially support 10 to 14 units.
