Project Overview

Dale Alcock Projects was engaged by Braemar Presbyterian Care to construct four Independent Living Units in Challenger Place, Melville. Braemar had an expedited build program due to the need to relocate four residents out of an existing aged care facility to make way for a future development. Dale Alcock Projects was awarded the project after a closed tender due to our solution-orientated response. Mindful of the circumstances surrounding this project, the Dale Alcock team suggested alternatives that reduced the cost and construction period.

Dale Alcock Projects worked with Braemar Presbyterian Care and T&Z Architects, to document the new dwellings internally to reflect the accepted changes. Prior to construction starting Emily Fazari, the Dale Alcock Projects Pre-Start Coordinator met with the future residents allowing them to make their own selections and personalise the internal colour schemes.

Dale Alcock Projects built the four Independent Living Units in 6 months, with our scope of works including demolition through to the delivery of turnkey items such as landscaping and window treatments. The Braemar team and residents were extremely impressed with the final product, and it was a highlight of our Site Manager Luke Mullins’ career conducting a new home presentation to the residents, especially as it was the 90th birthday of one.

Challenges

The site of the aged care facility had significant fall (~3m) which had to be considered during the design phase, as the residents moving in were elderly and therefore steps/stairs needed to be avoided where possible.

The required construction program was extremely tight with significant Liquidated Damages as part of the contract to ensure completion on time. The expedited build was required to relocate the residents from an existing facility, which was to be redeveloped once the residents were relocated. Dale Alcock teams worked a 6 day working week to achieve the clients program, and to facilitate the future development of the other facility.

Highlights

Each resident was involved in the pre-start process prior to construction beginning, which allowed them to choose the internal themes and selections from the quality Dale Alcock range.

The site team were overjoyed to be conducting a new home presentation to the elderly residents whom for most it was their first ever new home.

Braemar Care provided high levels of praise to all members of the Dale Alcock team regarding the high level of customer service, quality of construction and for finishing the project within the required time and budget.
