The project, in collaboration with Green Leaves Early LearningOTB Developments and Raunik Design Group Architects saw the delivery of the 83-place Green Leaves Early Learning Centre in Wanneroo. The external wall system was a 2 course face brick and the internal walls were timber framed and plasterboard lined which expediated the construction process.

Project Overview

The DAP Team was engaged by OTB Developments in an ECI (Early Contractor Involvement) capacity to ensure that the target construction price was met whilst maintaining high levels of quality finishes and specification. The team coordinated with the consultant team during the documentation phase of this project ensuring design compliance as well as ensuring the final construction price was value for money.

Challenges

There were a number of challenges throughout the project, which the Team worked together to overcome.

With the architect, Raunik Design Group, being located in the Eastern States, as well as being in the midst of COVID, the Team had to re-think the way they communicated and held meetings. The architect was not able to fly over, so all meetings and correspondence was done over email and many Teams conference calls.

The constraints of the site presented some logistical issues – the site being located alongside busy Wanneroo Road, meant that thought had to be given to deliveries as well as the safety of our workers. Regular communication and updates with the neighbours allowed us to access the side street which was a safer and more convenient option.

The height of the building was almost 7m high, with a feature raking finished ply ceiling meant a large amount of vertical access equipment was required.

The 4 large cantilevered steel truss gables were held up by a large skeleton of structural steel which needed to be crane lifted into place prior to brickwork and welding.

A substantial amount of value engineering was carried out at the front end of the project to make the project feasible for the client. This involved reducing the height of the building by over a metre and changing to timber stud walls throughout most of the internal walls.

Construction technique

The external system of the centre was a 2 course face brick, which was a cost effective alternative to what was originally designed

The internal walls were timber framed and plasterboard lined which expediated the construction process.

Highlights

The client and operator were very impressed with the level and quality of finishes. DAP’s proactiveness and problem solving ability during construction (with the remote architect and COVID) was impressive. DAP also worked collaboratively during the fit-out process to ensure that the building was ready for a timely completion.
