The majority of International Clients decide their best option is to “rent until they get established and know the area”. However in the majority of cases this is a decision they later regret making. Why?

When a family or couple first move to Australia they are “reborn”. They have no credit or employment history, and are unable to purchase a home until they have established these important credentials. Some cases may take up to 3 years to establish, resulting in an erosion of their savings in order to live, buying cars, tools of trade and perhaps furniture and paying rent.

Renting will have a number of draw backs. Usually no pets are permitted, bonds are to be paid and a landlord that will not allow you to make the house a home (hanging pictures etc). Also you will be subject to periodic inspections and a landlord can give you notice to vacate should they decide to sell the property. THE MOST IMPORTANT point is your savings will be diminishing and therefore the deposit available to purchase a family home will be evaporating. This will mean buying a smaller home in a suburb that may not have been your first or second choice to live.

One of the smartest decisions you can make before leaving the UK is to purchase a new home whilst still able to demonstrate an employment history and a credit rating. It is possible to obtain an Australian mortgage from the UK provided you meet the eligibility criteria, namely using your UK income to support the Australian mortgage. If you are waiting to sell a property in the UK, equity in that property can assist in purchasing your new family home in Australia. This will make the transition far easier and ensure a solid secure future for you and your family.
